We walk the interior and exterior of your property, document what we find, and flag anything that needs attention. After every visit you get a written report. Photos are available upon request.
After Every Visit
You receive a written update on what we found. If something needs immediate attention, we call you directly and coordinate next steps. If everything checks out, you will know that too. Photos available upon request.
What Home Watch Catches
A slow supply line leak found early can mean a $400 repair. Left undetected for two more weeks, that same leak becomes cabinet, subfloor, and structural damage — $10,000 or more.
A/C failures in July can push interior temps past 100°F within days. Caught on a weekly check, it's a capacitor replacement. Missed for two weeks in a Texas summer, the next call is to a mold remediation company.

Each visit includes a full interior and exterior walk and a written report. We schedule weekly or bi-weekly based on how long you will be away and what your property needs.

Total Home annual members: Home Watch visits are deducted from your prepaid manager hours, no separate charge.
Most non-member clients schedule bi-weekly visits. A three-month winter away runs about twelve visits, roughly $780 total. That is less than the deductible on most homeowner's insurance claims.

We schedule visits based on how long you will be away and what your property needs, weekly, bi-weekly, or a custom frequency for longer absences.
After every visit you receive a full written update. If something needs action, we call you first. You get to stay away knowing your home is being watched by someone who knows what to look for.

We start and run your vehicles periodically to prevent battery drain and keep engines healthy, typically a 30-minute drive.
We check on your stored belongings, facilitate access for authorized parties, or handle items at your unit on your behalf.
We collect your mail, hold it securely, and flag anything time-sensitive, so nothing piles up while you're gone.
Pickup, delivery, or routing of documents you need managed while you're away.
We water and maintain your indoor plants during scheduled visits so they're alive and healthy when you return.
We arrange or coordinate pickup and drop-off for you, family, or guests, handled and confirmed before you land.
