Home Services Management

Our annual membership. One number for everything your home needs: repairs, maintenance, upgrades, projects. We coordinate and follow through so you never have to chase a callback.
You call or text us. That's it. Our team assesses the issue, coordinates the right contractor, oversees the work, and confirms completion. You hear from us when it's done.
Our team assesses the issue, sometimes by photo, sometimes by visiting the home. If we can resolve it ourselves cost-effectively, we do. If it needs a specialist, we contact the right contractor directly, share all the information needed, and schedule the repair. You are never in the middle of that coordination.
No. We coordinate all contractor access directly. You give us the go-ahead, and we handle the rest, scheduling, access, and oversight. If you'd prefer one of our team members to be present during any visit, just let us know. That option is always available.
Yes. We manage routine maintenance AND are on call for the unexpected. If something goes wrong on a Saturday morning, you have one number to call.
Anything over $1,500 requires your approval before we touch it. For smaller items, a call or text from you is all we need.
The annual membership covers your Total Home relationship, proactive management, coordination, and oversight year-round. For repairs, you are billed the contractor's cost plus a Supervisor and Materials fee covering coordination and oversight. You receive a clear itemized invoice monthly. For larger projects ($5,000+), the oversight fee is reduced. We're always happy to walk through expected costs before any work begins.
Homes up to 3,000 sq ft: $1,800/year (includes 10 prepaid manager hours). 3,001–4,999 sq ft: $1,800 + $0.60 per sq ft over 3,000. 5,000 sq ft and above: $2,900/year (includes 16 hours). Additional manager hours beyond the prepaid allotment: $85/hour.

Yes, absolutely. You're welcome to continue working with contractors you trust. If you want us to coordinate with them on your behalf, we can do that too. Most members find that over time it gets easier to let us manage the full network, one call, one invoice, contractors who already know your home and how we work, but we meet you where you are. The goal is to take things off your plate, not replace relationships that matter to you.
We'll call or text you within one business day, usually much faster. We'll set up a free 30-minute walk-through of your home where we learn what you need, answer your questions, and talk through what membership looks like. There's no commitment on either side. If we're not the right fit for your situation, we'll tell you honestly.
Long-standing relationships built over 20+ years in The Woodlands. Vetted for quality, reliability, and trustworthiness. Many clients have come to know these contractors personally over years of service.
Total Home maintains active relationships with our full contractor network year-round. For urgent situations when our primary contact is unavailable, we ensure coverage is in place and you will always have a way to reach someone who knows your home. Our clients are never without support.
Both. Many of our members live in their homes full-time; others use Total Home to manage a property while they're traveling for extended periods, or to oversee a home they rent out. The same single point of contact applies either way.
A handyman handles one job at a time, and you're still the one finding, vetting, and following up with every contractor. Total Home is the layer above that, one phone number, a trusted network built over 20+ years, and a team that manages the entire process from first call to final walkthrough.
Very different. A home warranty reimburses you (partially, after a deductible, with coverage limits and exclusions) for specific appliance or system failures. You still have to call them, wait for their approved contractor, and hope the repair qualifies. Total Home is not insurance, it's management. We coordinate everything, use contractors we've personally vetted over 20 years, oversee the work, and follow through to completion. No deductibles, no claim denials, no hold music. The two can actually complement each other: we manage the work, you file the warranty claim if it applies.
Membership is built for homeowners who want one trusted team handling everything on an ongoing basis, not just emergencies. If you occasionally need a handyman for a single project, a one-time hire may be a better fit. But if you want someone who knows your home, stays ahead of maintenance, and is available for any issue that comes up throughout the year, that's what membership provides. We're happy to talk through your situation during a free home assessment and tell you honestly which makes more sense.
Yes. Referrals are the primary way Total Home has grown for 20 years, and we take that seriously. If you refer a neighbor, friend, or family member who becomes a member, we want to make sure you're recognized for it. Ask us about current referral arrangements when you speak with our team.
No. Your annual membership covers ongoing coordination and oversight. For repairs, you're billed only the contractor's cost plus the Supervisor and Materials fee already outlined above, no separate trip charges or surprise add-ons.
Tell us. Because we oversee the work and maintain the contractor relationship, we follow up directly to make it right. You're never left negotiating with a contractor on your own.
Membership renews annually. We reach out before your renewal date to review the past year, confirm your needs, and make sure you're satisfied with the service. No automatic surprise changes. If anything has shifted, home size, service scope, or budget, that's the right time to talk. Our members stay because the service works, not because they're locked in.

Home Watch

A regular, scheduled visual inspection of your vacant home, checking for leaks, pests, storm damage, mold, intrusion, and other issues. After every visit, you receive a detailed photo report by email.
The standard Home Watch visit covers a full interior and exterior inspection, photo report, and any immediate issue coordination. Beyond that, many clients ask us to handle additional tasks on a separate basis, starting and running vehicles, visiting storage lockers, collecting mail, managing paperwork, watering indoor plants, meeting contractors at the property, or coordinating airport pickup for family and guests. These are not part of the standard contract but we're happy to accommodate them. Pricing for additional tasks is discussed during your free walk-through.
An alarm monitors entry and fire. It cannot detect broken pipes, mold, pest activity, or water damage. We provide a physical presence and trained eye that remote technology cannot replace.

A complete interior and exterior inspection following a customized checklist. Each visit takes less than an hour. Your home will be exactly as you left it.
You receive a detailed email report with photos after every visit. If something requires immediate action, we contact you directly and coordinate next steps at your direction.
Yes. We act as your liaison with contractors, HOA/POA, realtors, or anyone you authorize. We can implement your storm plan and respond to alarm calls.
Ideally 1 to 2 weeks before your departure. That gives us time to schedule the free walk-through, document your home's current condition, set up your visit schedule, and make sure everything is in order before you leave. That said, if you're leaving sooner, reach out anyway, we'll do our best to accommodate you.
It depends on your property and how long you'll be away. We offer a free consultation to walk through your home, understand your needs, and recommend the right visit frequency, there's no one-size-fits-all schedule.
$65 per visit. No membership fee, no contract. Most clients schedule weekly or bi-weekly visits depending on how long they'll be away. We include a free walk-through before you leave so we can document your home's condition, no charge, no obligation.
Both. Many of our Home Watch clients are seasonal residents who are away for months at a time, while others travel frequently or own a second property in The Woodlands. If your home sits empty for any stretch of time, Home Watch applies.
A neighbor means well, but they aren't trained to spot early signs of leaks, mold, pest activity, or storm damage, and they can't document what they find. Total Home is NHWA Accredited, bonded, and insured, with a customized checklist for every visit and a photo report you can actually rely on.
Yes. We implement your custom storm plan ahead of severe weather and check your property in the aftermath for damage, flooding, or debris, giving you eyes on your home when you can't be there yourself.
Many insurance carriers require regular documented checks on an unoccupied property, or may deny a claim if no one was monitoring the home. Our visits and photo reports give you a documented record, but we always recommend confirming your specific policy's requirements with your carrier.
