What to Check on Your Woodlands Home Before Fall

September in The Woodlands is a strange month for home maintenance. The heat is still here, but you can feel it starting to back off. Hurricane season isn't over. The holidays are closer than they feel. And there's a fairly narrow window to take care of what the summer left behind before the year gets away from you.

These are the checks I run for every Total Home client in the fall.

Roof and gutters after storm season

We've had storms since April. Shingles loosen, flashing lifts, debris piles up in valleys and gutters. Now, before the holidays and before any winter weather, is the time to get eyes on the roof and clear the gutters. Clogged gutters in December back up under shingles. Small roof issues that got ignored all summer become bigger ones after another few months of moisture.

HVAC: switching from cooling to heating

Your air conditioner worked hard for five or six months. Before you flip to heat for the first time in December, schedule a fall HVAC check. Change filters now so the system starts the heating season clean. If something needs attention on the heating side, September gives you time to schedule it without pressure. December does not.

Exterior caulk and weatherstripping

Heat cycles expand and contract everything. Caulk around windows and doors that looked fine in spring may have gaps now. Walk the exterior and look at where the trim meets the brick, where windows frame out, and around any exterior penetrations (hose bibs, electrical boxes, dryer vents). A tube of good exterior caulk takes an afternoon and keeps both moisture and pests out.

Pest activity as temperatures drop

When the weather cools, rodents and insects start looking for warm places. That often means your house. Fall is when I see the most new pest activity in Woodlands homes. Have a pest control visit in September or October, address any entry points you find during the caulk walk, and pay attention to the garage door seal. Mice can get through a gap the width of a pencil.

Generator test before you need it

If you have a whole-home generator, test it before December. Run it under load, check the oil, confirm the transfer switch is working. The worst time to find out the generator has a problem is during an outage. Generators that sit unused for months can develop fuel or battery issues that only show up when you start them. Fall is the right time to find those.

Irrigation scheduling

Watering frequency that made sense in August doesn't make sense in October. Adjust your irrigation schedule for the cooler months. Overwatering in fall is one of the more common contributors to fungal problems in Woodlands lawns, and it also runs your water bill up for no benefit to the grass.
