5 Home Maintenance Checks Every Woodlands Homeowner Should Do This Summer

Summer in The Woodlands is beautiful, and brutal on your home. Between the heat, humidity, and afternoon thunderstorms, there are five checks that can save you real money before the season peaks. After 20+ years managing properties in climates from Chicago to Houston, these are the ones I never skip.

1. Service Your AC Before the Heat Peaks

Your HVAC works harder here than almost anywhere in the country. Schedule a tune-up now, before every tech in The Woodlands is booked two weeks out. Change filters, check refrigerant, clear debris from the outdoor unit. A $150 tune-up can prevent a $3,000+ compressor replacement in August.

2. Inspect Your Roof After Spring Storms

Spring storms loosen flashing, crack shingles, and leave debris that traps moisture. A small repair now is a minor cost. The same issue after a summer of moisture is a major one.

3. Test Every GFCI Outlet

The outlets with test/reset buttons in bathrooms, kitchen, and garage can fail silently. Press the test button on each one. If it doesn't reset, call an electrician. Five minutes. Matters.

4. Flush Your Water Heater

Sediment buildup is one of the most preventable causes of water heater failure. Woodlands water can be hard. Flush the tank annually. Most homeowners never do this until the heater fails.

5. Walk Your Exterior After Heavy Rain

Look for standing water, soft ground near the foundation, erosion near downspouts, or new cracks. Early signs of drainage problems are far cheaper to address now than after a summer of storms.
